Submission Procedures

TWO (2) COPIES OF SUBMISSION ARE REQUIRED

Article V, Section 2 of the Declaration of Covenants, Conditions, Restrictions and Easements of Fish Hawk Trails requires pre-approval before performing any exterior modifications.

Further, applicants must allow the Architectural Control Committee (ACC) up to forty-five (45) days from receipt of this form with all required materials for a review. As stated in article V, Section 3, if the ACC does not approve or disapprove an application within forty-five (45) days after receipt of an application consisting of a complete set of plans and specifications, its application will be deemed disapproved. In all other events, the approval must be in writing and must be received prior to proceeding with any requested exterior modification.

Please note that effective February 21, 2013, the Board of Directors ruled that all future ACC submissions include two copies of this submission and all forms required to support the submission including but not limited to surveys, plans, specifications, proposals, drawings, paint color samples, etc., and must be in an envelope marked “ACC” and delivered to the Gate House.

Instructions: With each request, please submit the following specified documents. To avoid a re-submission process, provide as much detail as possible and, if your schedule permits, please attend the posted ACC meeting. Other requests may require additional information and/or supporting documentation as well. Any inquiries should be directed to the ACC by emailing fhtacc@gmail.com.

Guidelines

Gutters: Copy of the proposal by the installer and diagram/photo showing exact gutter placement.

Hurricane Shutters: Copy of the proposal by the installer and specifications/pictures of the proposed shutters.

Power Generator: Copy of the proposal by the installer and drawing showing exact generator placement.

Landscaping and Florida Friendly Landscaping (http://fyn.ifas.ufl.edu/homeowners/publications.htm):

Copy of the survey, copy of the proposal by the installer (if applicable), site plan showing planting location, type and proposed changes.

Pool/Screen Enclosures: Copy of the survey w/sketch of location on survey, copy of the proposal by the installer, site plan showing size/location and screen enclosure color.

Fence: Copy of the survey, copy of the proposal by the installer, copy of fence specifications/materials to be used, site plan showing exact location of proposed fencing, identify the fence type, height and gates.

Paint/Repainting:  Any color change to a dwelling or improvements on a lot MUST be based upon the Color Palette Book.  If an application does not cite a color from the Color Palette Book, it shall be rejected.  “Repainting” of any improvements on a lot MUST use existing colors on the property, unless an application for a color change is approved.  Submission of a picture of the current color scheme and color samples are required in all cases.
